Today we headed over to meet up with Cal & Marcelle again to do further research on "Mobile' homes. They had lined up a few parks for us to check out.
This is the view of Tampa Bay from the end of Japanese Gardens where they live.
We checked out a number of parks that they were familiar with. Some you own the land and others you just buy the trailer and lease the land you're on. Others you own a 'share' of the park and own your mobile. These all result in a wide range of prices and maintenance/lease fees.
You can buy a mobile for as little as $10,000, but the lease and maintenance amounts to over $6000/yr. or you can pay more for one where you own the land, but your Maintenance fees are only $1800/yr.
We went into this beautiful private community called Briar Park which is located on Safety Harbor (this is where the old ships used to anchor during storms years ago). We talked to friends of Cal & Marcelle's from Wasaga Beach and they told us of a "Hot" deal that was in the park. The family was ill and had just reduced it to $45,000 and it wasn't going to last. It had a brand new air conditioner/ heat exchanger worth $5000 and news appliances. The land alone is worth $35,000!! While there we talked to a person who was a VP on the Board. She had expressed interest in buying it herself because it was such a good deal. She also mentioned that you must go through a "Welcome" process where they interview you and conduct a "Police check". Now I think that's cool, but I'm thinking you wouldn't be able to do that at home!! We wouldn't want to invade our criminals privacy!!! Sure keeps the criminals and pedophiles out of the neighborhood though.
We met with the real estate agent to go through the property and get more information on the process.It was a real solid unit.
We left for dinner at Sweet Tomatoes and to discuss possibilities and strategies.
We spent the night pondering how we might pull this off, but by the next morning there was a solid offer coming in. Too bad, Cal had woke up the next morning exhausted after painting the walls all night in his sleep!!
One more successful fact gathering mission!!
